| SBS Mortgage Department offers four primary services, which can be purchased individually or as a
group. |
| These services include: |
- Mortgage Verification
- Mortgage Tracking
- Mortgage Bringdown (Intervening Lien Search)

| Mortgage Verification |
- Mortgage is sent directly to SBS for verification of signature, stamps and
requisite recording fees.
- SBS can prepare checks for you, for an additional fee.
- Verified Mortgage is then forwarded to the abstractor to be recorded at
the courthouse.

| Mortgage Tracking |
- SBS
will monitor progress of mortgage until safe arrival at destination.
- Other documents for filing will also be accepted, including:
- Satisfactions
- UCC's
- Deeds
- Subordinations
- Modifications
- Assignments
- Releases
- CEMA's

| Bringdown Information |
- Also known as "Intervening Lien Search", SBS abstractor will perform final check on
property to ensure no changes have occurred which might impact the lender's
position, prior to filing.
- A formal report of mortgage recording is provided for lender's records.

| Mortgage Audit |
| To
assist lenders during periodic audits, SBS will validate that submitted
mortgages have been filed.
Regardless of whom the original abstractor or vendor
may have been, SBS will provide recorded date, book and page,
for your audit. |
